Paying for Auction Property in Jordan After the Award (2027)

After winning a Ministry of Justice auction in Jordan: when the balance is due, how much you pay, what happens if you're late, and when the property is registered in your name, under Jordan's Execution Law.

Key takeaways

  • After the final award you have 10 days to deposit the balance with the execution department (Article 94 of the Execution Law), in cash and in one payment. Bank loans are not accepted.
  • The deposit to enter the auction is 10% of the appraised value (Article 84). The balance is the winning price minus that deposit, plus registration costs.
  • If you don't pay: you're notified to pay within 3 days, then the property goes to the next bidder or back to auction, and you cover the price difference from your deposit and then your other assets (Articles 97 and 101).
  • Registration clears the property of mortgages and seizures (Article 96). When you can resell depends on the case type: a 1-year restriction, a 6-month restriction, or none at all.
  • MazadBasha calculates your full amount before the session and tracks every deadline. Commission is 5–10%, only if you win.
  • If you don't win, the court refunds your deposit to your bank account within two weeks.

After the final award, you have just 10 days to deposit the balance of the price with the court's execution department, in cash and in one payment, with no installments and no bank loan. That's Article 94 of Jordan's Execution Law. Once the price and costs are paid, the property is registered in your name at the Department of Lands and Survey, free of mortgages and seizures.

In this article we explain, from our work at MazadBasha, what happens financially from the moment you pay the deposit until the title deed is in your name: how much you pay and when, what happens if you're a single day late, and when you're allowed to resell, a point many buyers don't know about.

What are the payment stages from first session to registration?

Stage What you pay Deadline Execution Law reference
Entering the auction Deposit of 10% of the appraised value During the bidding period (30 days from the announcement) Article 84
Outbidding after the award Anyone competing raises by at least 10% and deposits 10% of the new price 10 days from publication of the award Article 88
Paying the balance Winning price minus your deposit 10 days from the final award Article 94
Registration Registration fees and costs After the price and costs are paid Article 95
After registration Nothing, but resale may be restricted 1 year, 6 months, or no restriction Depends on the case type

Bidding can't open below 50% of the appraised value (Article 84, as amended in 2022), so the deposit is always a percentage of the appraisal, not of the winning price.

These deadlines overlap and they're short, and every lost day costs something. That's why we track them by the day for every client, from the deposit to the title deed.

How much do I pay exactly? A real example

In February 2026, MazadBasha bought a plot of land in Jubeiha, Amman, on behalf of a client. These were the numbers:

Item Amount
Appraised value JOD 381,319
Deposit to enter (10% of appraisal) JOD 38,132
Winning price JOD 289,050
Balance due within 10 days JOD 250,918
Registration fees and costs Calculated per property, paid before registration

32 bidders took part, and we won at 24% below the appraisal. But the client's real win wasn't only the price: we worked out the full amount with him and he had it ready before the session, so the 10-day deadline put him under no pressure at all.

The practical rule: before paying any deposit, add up your maximum bid + registration costs + agent fees, and make sure the total is actually in your account, not "expected".

Why can't you use a bank loan to buy at auction?

Two reasons: the price is deposited with the execution department in cash, and the deadline is only 10 days. Any bank financing needs a valuation, a mortgage and approvals that take weeks, and the mortgage itself needs a property registered in your name, which only happens after you pay. Anyone who bids hoping to "get financing later" is putting their deposit at risk. That's why we never bid for a client until we've confirmed the money is ready. What happens if you don't pay within 10 days?

This is the biggest financial mistake in judicial auctions. Under Articles 97 and 101 of the Execution Law:

  1. You're notified to pay within 3 days.
  2. If you don't pay, the property is offered to the next-highest bidder at their price.
  3. If they accept, you pay the difference between your price and theirs, taken from your deposit.
  4. If the deposit doesn't cover it, the court can enforce against your other assets by decision of the head of execution, with no new judgment needed.
  5. If the next bidder declines, the property is re-auctioned for 15 days, and you cover any shortfall plus interest.
  6. And if the second sale brings a higher price, you get none of the difference.

In other words, backing out after the final award can cost you more than your deposit.

Don't carry this risk alone. With MazadBasha you go into the session with a written maximum and an amount that's calculated and ready, and we track every deadline for you until the deed is in your name. Commission only if you win. Send us the property on WhatsApp

When is the property registered in your name?

Once the price and costs are paid, the execution officer requests registration of the final award at the Department of Lands and Survey (Article 95). That registration has a major benefit: it clears the property of liens, security interests, mortgages and seizures, which transfer to the price you paid (Article 96). You don't inherit the bank loan or any registered seizures.

When can you resell a property bought at auction?

Not all auctions are the same. Depending on the case type, a property falls into one of three situations after registration:

Situation When can you sell or mortgage it?
1-year restriction 1 year after registration
6-month restriction 6 months after registration
No restriction From day one after registration

What this means in practice:

  • If your plan is "buy and sell quickly", choose an auction with no restriction, or build the restriction period into your plan.
  • During a restriction period, the debtor may have the right to recover the property by paying the auction price plus fees and costs, so don't start major renovations before you understand your property's status.
  • We check the restriction type on every property before bidding and include it in our inspection report, so you choose the property that fits your goal: a home, a long-term investment, or a quick resale.

What if you don't win?

Your deposit is refunded by the court directly to your bank account within two weeks. You lose nothing from the deposit if you weren't the highest bidder.

Can I buy and pay from outside Jordan?

Yes, through a special power of attorney issued at a Jordanian embassy or consulate in your country, or electronically through the Sanad app. It authorizes your representative to bid, deposit the price and complete the registration. The key is to have the funds transferred to Jordan before the session, because an international transfer can eat into the 10-day deadline. And with MazadBasha you don't need to attend the session at all: we represent you and keep you updated by phone at every step.

Why buy through MazadBasha?

  • We calculate your full amount before the session: maximum bid + registration costs + commission, so no number surprises you after the award.
  • We track every deadline by the day: the outbidding window, the payment deadline and the registration date.
  • We check the resale restriction (1 year, 6 months or none) on every property before you decide.
  • We represent you at the session and bid up to your maximum only, never above it.
  • Commission is 5–10% depending on the case type and price, only if you win.

Message MazadBasha on WhatsApp with the property you're interested in, and we'll send you an estimate of the full amount required before you pay any deposit. And before any auction, go through our checklist before bidding.

This is general information based on the provisions of Jordan's Execution Law in force at the time of writing, and how they apply varies from case to case. Review your property's details with a legal team before committing to any amount.

FAQ

How many days do I have to pay after winning a property auction in Jordan?

10 days from the final award. The winning bidder deposits the price with the execution department within that period, under Article 94 of Jordan's Execution Law.

Does the auction deposit count toward the price?

Yes. At the final award you pay the balance, meaning the winning price minus the deposit you paid to enter the auction, plus registration costs.

What happens if I don't pay the balance on time?

You're notified to pay within 3 days. If you still don't pay, the property is offered to the next bidder or re-auctioned, and you cover the price difference and interest, first from your deposit and then from your other assets.

Can I resell the property right after buying it at auction?

It depends on the case type. Some auctions carry a 1-year restriction from registration, some 6 months, and some none, so you can sell from day one. MazadBasha checks the restriction on every property before bidding.

Do I inherit the property's mortgage or debts?

No. Registering the final award clears the property of liens, mortgages and seizures, which transfer to the price paid (Article 96).

Can MazadBasha handle the payment and registration for me?

Yes. MazadBasha calculates your full amount before the session and follows the payment deadline and registration until the property is in your name. Commission is 5–10% depending on the case type and price, only if you win.
